Most home demolitions require 2 to 5 inspections that cost $100 to $700 each, depending on local code requirements. Older homes also need asbestos and lead-paint checks before a demolition project. The following table shows the average cost to demolish a house from 1,500 to 2,500 square feet. Franklin told Architectural Digest, "You can thank John Stamos, Bob Saget and the Olsen twins for this house."

In fact, it was boarded up for about 15 years prior to its demise — but Hodgson insisted she kept it “covered, the grass cut, the yard cleaned up, taxes paid…” and so on. A neighbour phoned Susan Hodgson while she was away and asked if someone had been hired to tear down her property - because workers had just "demolished the whole house". When Melcher passed on signing the unstable, wannabe musician, it set Manson down a road of psychotic revenge. Melcher had a close working relationship with the Beach Boys — and a friendship with their drummer, Dennis Wilson. In a move less controversial in the 1960s, Wilson saw no harm in picking up hitchhikers and happened across Patricia Krenwinkel and Ella Jo Bailey. He could not have realized at the time that the women would change the trajectory of his life. But when Hollywood agent and businessman Rudolph Altobelli purchased the property in 1963, it came back into the limelight.

The average cost to knock down or bulldoze a house is $6,000 to $25,000. The average cost to tear down and rebuild a house is $125,000 to $450,000. Christopher Moore, a New Orleans artist, acquired the front door from the owner of the building, and then in September 2023 the door was sold in an auction to an undisclosed buyer for $127,000 by Julien’s Auctions. In statement to FOX5 -- which has a great news package about this -- that company (You Call It, We Haul It) says they're investigating the matter ... "I said 'no' and she said, 'Well there's someone over here who just demolished the whole house and tore the entire house down'," Ms Hodgson said. They sent a statement saying they are working to investigate the issue and say they are working on resolving the mishap.

Small pieces of the home — like bricks from the fireplace — sometimes show up on eBay. They are all that's left of the heinous events, and the property that caught too many celebrities in its web to even mention. French actress Michèle Morgan commissioned the 3,200 square foot home and 2,000 guest house, which sat on a 3.3-acre plot. Meant to evoke a European country cottage, the front yard featured a well; one publication called her bedroom "utterly French, feminine, and charming." But it's where the innocence of the 1960s counter-culture went to die — metaphorically speaking. It is the Los Angeles County home where the Manson family butchered Sharon Tate, along with her unborn son, and 4 others.

New troubles for an Atlanta woman whose home was demolished without her permission. FOX 5 first reported this story in October when the woman returned from vacation to find the older home on her property had been demolished by a construction company. Now, she says the city of Atlanta has threatened to issue citations because of the mess and for not filing the proper licenses. The family property, which had been boarded up but diligently cared for over the last 15 years, was mistakenly demolished after a local construction company went to the wrong address. The company did not immediately return a telephone message left Saturday.

In this photo provided by Susan Hodgson, her mistakenly demolished family home sits in a pile of lumber and debris in southwest Atlanta, Georgia, on Sept. 15, 2023. The mishap resulted in the complete destruction of Susan’s home, leaving her with the daunting task of rebuilding her life and her property from the ground up. According to Hodgson, she was out of town when she got a call from a neighbor ... Who asked if she'd hired a company to bulldoze her home -- one that she owned, but did not live in FWIW -- something that caught her by surprise, because she absolutely hadn't. While the chances of accidental demolition are slim — especially if your house looks well-kept, lived-in and you’re close with your neighbors — it’s always important to expect the unexpected when it comes to protecting your home. She also said she has happy memories of the house, describing it as “a fun place” where the family had “a lot of good times.” In particular, it reminded her of her husband, who died years ago.

Fox 5 reported they are investigating the issue and working to resolve the mistake. Hodgson recently visited the property to find a notice from the city of Atlanta threatening to issue citations because of the mess and for not filing the proper permits for the structure's demolition. FOX 5 first reported on Susan Hodgson, who found that her home was demolished accidentally by a construction company in early October. In a statement to WAGA-TV, a representative for You Call It We Haul It said the company was investigating and working to resolve the mishap. "It's been boarded up about 15 years, and we keep it boarded, covered, grass cut, and the yard is clean," Hodgson said. Hodgson hoped to hear back from the construction company or police within a month.

"It's just a grumbled mess. The whole house is tumbled in and a big ole mess. He didn't haul nothing off," Hodgson said. The home sits on Lakewood Avenue in southwest Atlanta and no one was living inside at the time. Cameras capture powerful demolition of bridge as it collapses into cloud of dust. "The house, it was a fun place. We always had a lot of good times here," Hodgson said. "I get what they are saying. I get that the house was boarded up and people probably would love to have it down. That's fine, but he didn't have permission to do it. That's the problem," Hodgson said. Hodgson said she doesn’t know what to do with the pieces of her family’s destroyed house.

Hodgson told FOX5 the company responsible, You Call It, We Haul It, hasn't contacted her. "It's been boarded up about 15 years, and we keep it boarded, covered, grass cut, and the yard is clean. The taxes are paid and everything is up on it," Hodgson told FOX5. Hodgson said a neighbor called while she was away and asked if someone had been hired to tear down the vacant house. The U.S. Department of Transportation number for the work truck outside the home, which was listed in the police report, is registered to the Atlanta-based company that Hodgson said destroyed her house, You Call It We Haul It. The company did not respond to requests for comment from The Post but said in a statement to FOX 5 Atlanta that it is investigating the incident. On Sept. 15, Hodgson, a retired school chef, said she lost that connection to her husband forever.

Ms Hodgson sent a family member over, who asked the workers for a permit. "He said 'well I want to see a permit or something' and the guy pulled it out and said 'Oh I'm at the wrong address' and he just packs everything up and leaves and the house is just (destroyed) down and gone," Hodgson said. "The guy pulled it out and said, 'Oh I'm at the wrong address,' and he just packs everything up and leaves and the house is just down and gone," Hodgson told Fox 5. The home was vacant at the time, per Fox 5, and Hodgson has not been left homeless by the alleged mistake.

The emotional toll of losing a place filled with years of memories cannot be underestimated. Her residence had been inadvertently demolished by the very company that was supposed to handle a separate demolition project nearby. The fateful incident occurred on October 22, 2023, when Susan Hodgson returned from her vacation, anticipating the comfort of her own home, only to be met with a devastating sight. “I’m just left with a big old mess,” she told FOX 5, who investigated the case after Hodgson revealed the contractors initially refused to play ball and fix their mistake.

Monroe purchased the single-story, 2,900-sq-ft (270-sq-meter) house in the early 1960s for $75,000 after the end of her third marriage to playwright Arthur Miller, according to the Times. It was the only residence the actress, who spent part of her childhood in an orphanage and foster care, ever independently owned. The final home of Marilyn Monroe – and the only residence she ever owned independently – will remain standing for now after Los Angeles officials intervened to block the property’s demolition. Such a situation is undoubtedly a nightmare for any homeowner, and the emotional toll it has taken on Susan and her family is immeasurable. The consequences of this tragic incident are far-reaching for Susan Hodgson. Not only has she lost her home, but she is now faced with the daunting task of rebuilding her life from scratch.

Consider water damage, which is one of the most common and costly home insurance claims — and one that could spike in severity if you’re away from your property on vacation. Shortly after the demolition, Hodgson noticed a “Stop Work Order” from Atlanta's Department of City Planning, giving her two weeks to “fix it, clean it up, and get it all done, and have the proper permits” — all for a project she never wanted.

Commercial building demolition companies use heavy machinery, decreasing the cost for larger projects. The property, which features a guest house and swimming pool, was purchased in 2017 for $7.25m by Glory of the Snow LLC, then managed by a hedge fund executive, the Los Angeles Times reported. It was sold to the Glory of the Snow Trust for $8.35m earlier this year.

The news that the new owners of Fifth Helena Drive, where Monroe died at age 36, filed for demolition permits had attracted widespread outrage. Los Angeles city councilwoman Traci Park said she received hundreds of calls urging her to save the Spanish colonial-style house in the city’s Brentwood neighborhood. After getting permits and inspections, demolishing a house takes 2 to 5 days on average for leveling, cleaning, and hauling away debris. Difficult site accessibility, asbestos removal, and large concrete foundations require more time.

Concrete patio demolition costs $1,500 to $2,800 on average or $5 to $10 per square foot, including disposal. Demolishing a stone-paver patio costs $1 to $5 per square foot, depending on whether the base is sand or cement. Enter the square footage of your house below to estimate the cost of demolition.

The neighbor went over to confront the worker, who replied in a harsh tone. “He told her to shut up and mind her own business,” Hodgson said. "The demolition of the property without the owner’s consent or knowledge is not a matter for the City of Atlanta. This is considered a civil matter between the property owner and the alleged responsible party."

The 60-year-old told The Washington Post she is still searching for answers about how this happened. To this day, she said the Atlanta-based company responsible, You Call It We Haul It, has yet to contact her. Hodgson said she’s filed a report with police and has talked with lawyers but that they remain in limbo so far. She sent a family member over to see what was going on and who asked to see a permit. When a person in charge at the site checked his permit, Hodgson said he admitted he was at the wrong address.

After renting out the house, Alvin Weintraub had it demolished in early 1994 and construction on a new home began shortly after. In 1996, the newly constructed home was completed, that he named Villa Bella, and obtained a new address for the property, Cielo Drive. The property had a main residence, guest house, pool, and 2-story garage. The main house had been occupied by various famous Hollywood and music industry figures. In 1994, both houses were demolished and a new house was constructed on the site, and the street address was changed to Cielo Drive.

Hip-hop was written into House Party’s script, but it went over the heads of many studio executives. Although the genre was rising in popularity during the late ’80s, and hip-hop-centric films like 1983’s Wild Style, 1984’s Beat Street, and 1985’s Krush Groove had become cult favorites, it still wasn’t on the average exec’s radar. Grillo says the staff at New Line’s New York office was well aware of hip-hop’s rising influence because they rode the subways and walked the streets, unlike their Los Angeles counterparts.

In “House Party,” walking a “project girl” to the door means worrying about snipers on rooftops. It’s a world where obese parents slurp Dick Gregory’s Slim-Safe Bahamian Diet, not Ultra Slim-Fast. And where cursing racist cops to their faces is not considered bold but matter-of-fact. He made short films at Yale, graduating in 1974, but couldn’t find a place in the white-dominated mainstream film-making Establishment. I asked myself, ‘How can I connect with the black community, which in my mind was my primary audience. House Party is a series of hip-hop comedy films that began as starring vehicles for the rap duo Kid 'N Play (Christopher Reid and Christopher Martin).

The teen movies of the 1980s, such as those written and directed by John Hughes, left an indelible mark on the decade. In many ways, Sixteen Candles, The Breakfast Club, Weird Science, Pretty in Pink, and Ferris Bueller’s Day Off are as representative of the ’80s as Reaganomics. That is the snapshot of Americana his administration sought to protect. These films depict a distinctly safe, white, suburban teenage existence.

“And as soon as they saw us do it, they gave us the thumbs up.” Hudlin gave the rest of the cast similar latitude. It doesn’t matter how we get there, but I want to get there in your voice,’” Reid says. John Witherspoon, already a legend in Hudlin’s eyes, was cast off his work in I’m Gonna Git You Sucka, Hollywood Shuffle, and The Richard Pryor Show. And Hudlin, a huge Parliament-Funkadelic fan, wrote a role specifically for George Clinton—the funk deity has a cameo as a fast-talking DJ at a bougie affair—so he might have the chance to meet him. Full Force, who were already known for their own music as well as writing and producing for Kurtis Blow and Lisa Lisa and Cult Jam, wound up in House Party as the bullies because the script already included descriptions of them. “It said something like, They get accosted by three bullies with great physiques and Jheri curls, somebody like Full Force,” says singer Lou “Bowlegged Lou” George, who played Pee-Wee.

Movie Recommendations

House Party—the first movie Hudlin wrote and directed—isn’t a novel concept. A teen from Anywhere, USA, gets in trouble at school and is forbidden by his strict father from going to a friend’s party, an order he obviously disregards. From there, the kid spends nearly 100 minutes trying to avoid ass-kickings from three muscle-bound tormentors, two racist cops, and one pissed-off father, all while hedging his bet with two girls who have varying degrees of interest in him. But despite the simple formula, House Party stands in stark contrast to many of the teen films that preceded it—because, as Hudlin mentioned, these kids were black. Kid ‘n Play, portraying rival rappers, incarnated the film’s spiky-but-suave, raunchy-but-romantic tone.

In late 1987, they took Reggie’s feature-length script of “House Party,” based on his student film, to executives at the New York headquarters of New Line Cinema (“Nightmare on Elm Street,” “Hairspray,” “Torch Song Trilogy”). Second, Trump doesn’t want the Republican caucus to turn into an embarrassing circular firing squad while he is running for president. Third, Democrats have signaled that they will help Johnson keep his job after he courageously did the right thing. And finally, no one appears to want Johnson’s job who could also get the job. Of course, members of the latter group don’t admit to the impossibility of their goals; that would ruin the con. “House Party,” made with affectionate brashness by the Hudlin brothers, celebrated the way that a great party could seem like it was everything. One reason the film is so fondly remembered is that its fast-break wit was an expression of pure joy. Like all teenagers, he believes that life literally exists one day at a time, and that an opportunity missed today - especially an opportunity to meet the girlfriend of his dreams - is missed forevermore. He sneaks out of the house, leading to a long night of mild slapstick as he's chased by his father, by the police and by three tough athletes from his school who he has unwisely offended. House Party is a 1990 American comedy film directed by Reginald Hudlin. It was the product of intense choreography and sweat in a dance studio that, due to the cast and crew’s bond, never felt like a chore. “That was just a walk in the park for us,” says Reid, adding that those were moves they sharpened through live performance. “Those girls are awesome,” Reid says of Campbell and Johnson.

The film taps into the glitz ethos of the age of social-media envy without necessarily scrutinizing what it all means. Kid ‘n Play had put on a party to remember, but the new movie, much like Kevin and Damon themselves, just goes with the flow of the scam. In most teen movies, when white guys get their dates home late, their main concern is angry fathers.

“We all feel that the success of movies like ‘House Party’ create more opportunity for all black film makers,” Warrington says. “There’s a whole non-commercial marketplace now--museums, public forums, public TV--and that’s where the next wave of black film makers will come from. New Line Cinema is about to spend about $4 million on prints and advertising to reach just that target audience as the company releases “House Party” on 500 screens in nearly 100 markets on Friday. Major cities without sizable black populations--Denver, Seattle and Boston among them--are being excluded during the initial break. New Line executives will wait to see if word-of-mouth builds a broader audience before investing in a wider release. Meanwhile, a single from the film, “Fun House,” is out, and a Motown sound-track will be released Monday.

NFL star Odell Beckham Jr. appears as himself in a scene at the raucous party, where he’s cautioned against dancing lest he injure himself before the football season starts. It’s not the first time that Beckham has had an acting role as himself; he also made an appearance as himself for the television show, Ballers. Assuming the Rams don't trade out of the first round, they will be picking on the first day of the draft for the first time since 2016 when Jared Goff was the No. 1 overall pick. Given how guarded teams usually are about the draft, it's refreshing to see a franchise open its doors to turn it into a party. The Rams have run their draft out of a draft house since 2021, though they referred to last year's location in the San Fernando Valley as a "draft lab."

They make that case on television, on social media and in floor speeches. And when they inevitably fail, they whine that they were “betrayed” by Republican quislings who collaborated with the Democrats, all while raising money off the notion that they’re courageous warriors who are willing to lose on principle. It also captures a renewed, possibly short-lived triumph of courage and wisdom within the Republican Party. A year later, a completed film was in the can, shot primarily on Los Angeles locations, but with a non-L.A.

House Party is a film franchise based on Reginald Hudlin's award-winning Harvard University student film. Initially conceived as a trilogy, the first three films star Kid and Play of the popular hip hop duo Kid 'n Play. The first two movies also starred Martin Lawrence, while the third installment marks Chris Tucker's debut on film. Upon its initial release, the first film garnered critical acclaim and has since become a cult classic.

The Best Design Within Reach Sales To Shop This Week

DWR is at the moderate high end as furniture stores go, and hopefully the pieces they carry are not only classic but study,, as well as reasonably green and not built by underpaid global labor. That makes them good value for people who can afford them. People who can't afford DWR deserve better choices than they now have.

They take longer than Hive, aren't as courteous, and their shipping policies are just a flat out a rip off. With so many high end shops vying for business, they need to do much better. DWR follows sustainability best practices in our offices, from recycling programs to energy-efficient lighting. Many of our materials, such as wood and leather, are sourced from vendors with eco-friendly practices. We also have initiated voluntary carbon offsets for delivery vehicles.

They have a lot of Mid Century Modern-like stuff, including Eames chairs, but I saw nothing resembling what I was looking for. I was greeted by a lovely young woman who had been helping another customer. She asked if I'd like a bottle of water, giving one to me and to the other woman. I told her what I was looking for and she said they didn't have that.

I ordered a coffee table and chairs from DWR in the past, and I recently bought four new pieces of furniture which I love. David was super friendly and helpful with my recent purchases and kept me up to date on the delivery status. There was an issue with the finish on one of the pieces. After communicating the issue with supporting photos to DWR, they stood behind the piece and resolved the issue to my full and complete satisfaction. I will be back, and I highly recommend this store and David for high-style, iconic, on-trend furniture needs. My partner and I have had the pleasure of working with John Haggard and his team at DWR for several years now in furnishing our home.

Feeling the love

I ordered a Satellite chandelier, which is a new product. It has 24 arms with a light bulb at the end of each. When we installed the chandelier, one of the arms was dead, so the bulb didn't light. Both my electrician and architect said they have NEVER seen a business do that.

He discovered that works by designers such as the Eameses, Le Corbusier, and Saarinen were “out of reach” for anyone who didn’t know the secret handshake or have the patience to wait months for delivery. Its not cheap, but sometimes it is worth the extra cost to have nice things. Great products, excellent finition and express delivery. I will buy from then again as their service is worth their higher prices.

I'm quite happy with the stools I purchased here previously but design wise, the furniture selection could use some updating especially given the DWR price points. There is more interesting stuff out there for similar or lower price points with similar quality in build. No need to say that these are the best purchases.

Your DWR piece will become a beloved, functional part of your everyday routine. Our stores are welcoming and uncluttered, allowing the furniture and lighting to take center stage. And our open floor plans keep sight lines open so you can spot inspiring designs as you browse. We go beyond materials and manufacturing to consider the full life cycle.

The brand sought to leverage the existing features and industrial nature of the building to preserve its architectural integrity while simultaneously transforming it into a fresh DWR Studio. The original timber and skylights line the ceiling, and glass brick, steel, quiet lighting, and signage elements embrace the utilitarian and industrial aesthetic of the original building and surrounding neighborhood. Another focal point of the San Francisco Studio will be a “Case Study” apartment that will play host to a series of temporary installations. The first Case Study installation is in partnership with USM.

With designs ranging from the iconic Egg™ chair to more muted minimalist options, shoppers have good things to say about DWR's chair selection and enjoy the multitude of color palette options. Those that complained mostly had issues with comfort with select designs. Beyond sales knowledge, our team offers informed and thoughtful design guidance. They can educate on designers and movements so customers understand the origins and stories behind each piece.

Average Down Payment On A House In 2024

house down payment

The 20% down payment recommendation can make homeownership feel unrealistic – but the good news is that very few lenders require 20% at closing. That said, making a down payment that equals 20% of a home’s purchase price offers advantages. Factor in the opportunity cost when considering putting down more money upfront. Though a larger down payment may earn you a lower interest rate and monthly mortgage payment, it may make more sense to use the money for college tuition, investments or retirement. DTI represents how much of your monthly income is used to pay off debt, and most mortgage lenders require a DTI around 43% or lower.

Average Down Payment for First-Time Home Buyers

If you want to avoid mortgage insurance by putting 20% down, your down payment should be $100,000. If you plan to put 8% down (the median for first-time homebuyers) it would be $40,000. If you're a first-time homebuyer with an FHA loan and a 3% down requirement, you would need $15,000.

How do down payment percentages affect private mortgage insurance?

Many lenders recommend a DTI below 43%, but some programs allow a maximum of 50%. Additionally, having a good credit score of 670 or above helps you qualify for lower rates and fees, as lenders perceive less risk. Comparing your mortgage options to lenders with no or low down payments can help you find the most affordable choice.

How Much Money Do You Need To Buy A House? A Cost Breakdown

Though you pay more upfront in the second example, your monthly mortgage payments will cost about $200 less. That may not seem like much, but it doesn’t paint the entire picture. In our second example, with a 20% down payment, you would pay interest on a $240,000 loan rather than the $270,000 loan in our first example. However, home-buyers must pay an upfront mortgage insurance premium at closing that is worth 1.75% of the loan amount, on top of the down payment.

Using the same 7% interest rate, your monthly mortgage payment would be around $1,596 – excluding taxes or insurance costs. Let’s say you want to purchase a $300,000 home and make a 10% down payment ($30,000) on a 30-year mortgage. The remaining balance you would need to finance with a home loan is $270,000. With a 30-year fixed-rate mortgage at 7% interest, your monthly mortgage payment would be about $1,796 – excluding taxes or insurance costs. The Fed's response to surging prices has been to hike its benchmark interest rate from virtually zero to more than 5%.

FHA loans:

Emptying out your savings for your down payment may not be the best financial decision in the long run. You may need more money for repairs and renovations than you originally budgeted for. Setting aside cash reserves upfront can make homeownership less stressful. A down payment is part of the homebuying process and a requirement for some of the most popular types of mortgages. You could also consider a rent-to-own arrangement, where you rent a home with the option to buy it later.

Places with the highest median down payments (in dollars)

That's driven 30-year mortgage rates from about 3% at the start of 2022 to more than 7%, which has caused monthly mortgage payments to spike. Chase Bank's DreaMaker loan also allows borrowers to make a 3% down payment, and you can earn a discount with a Chase checking or savings account. In some states, Chase will provide qualified applicants with a grant of up to $7,500 toward a down payment or closing costs. The advent of private mortgage insurance in the late 1950s meant lenders could be protected if a borrower defaulted. In 1971, the Federal Home Loan Bank Board allowed savings and loans to approve conventional mortgages with as little as 5% down with PMI.

What is the minimum down payment for a house?

If you put down 10 percent or more, this annual MIP can be removed after 11 years. With a smaller down payment, you’ll pay this expense for the life of the loan. According to a 2022 National Association of REALTORS® survey, first-time home buyers typically put 6% down on their homes. And about 22% of surveyed buyers reported getting the money from a family member or friend. A second home is a residence you occupy in addition to your primary residence. The property can be a vacation home or a home you visit regularly.

You won’t have to pay for unexpected car repairs or medical bills on credit and rack up high-interest debt. Hanging on to some money can offer peace of mind and is a cheaper way to cover emergency expenses. Lenders appreciate large down payments because it lowers their financial risk and shows that you’re a motivated buyer. The larger your down payment, the less you pay each month in principal and interest. Think of a down payment as an interest-free way to get a jump-start on paying off your home. For a conventional loan, you’ll need to put at least 20% down to avoid PMI.

The Federal Housing Administration offers FHA loans to first-time buyers, where homebuyers only have to contribute a down payment of 3.5% of the purchase price. FHA loans are enticing for buyers who need capital after closing a deal, but not all buyers qualify for these programs. If a single Californian is purchasing a home for themselves, they must make less than $95K.

Let’s explore why a 20% down payment or higher can help you in the long run. If you’re ready to put renting behind you and buy a house, a great first step is to save for a down payment. Let’s say you want to put at least 3% down and the median home in your area costs $300,000. Most programs are designed for low- to middle-income borrowers who are buying a home for the first time. If these numbers seem steep, remember the amounts will be lower for a house below this price point. After all, plenty of people — especially first-time home buyers — are house-hunting below the $400,000 mark. The average down payment varies widely by location, age group and whether someone has owned a house before.

Amazing, swoon-worthy (expensive) furniture and home goods. I know there is new staff since many of these fairly outdated reviews were written - ask for Kristie and I guarantee you will be taken care of. As promised, I received the chair in 2 weeks, no damage. The LEM Stool is a classic in contemporary design that suits my minimalist kitchen.

We believe that good design is for everyone, not just an elite few. I have had the worst experience with the order I recently placed here. The chairs were lost and nobody would take responsibility for it. DWR said it was the shipping company's fault & that they are not able to speak directly to the company, only through the national DWR office. I was the one who discovered the chairs were lost, waited an extra month for replacements, received them the other day and only 3 out of 4 were the correct type!

At the new location, a few blocks away from the current San Francisco Studio, DWR has gut-renovated a 15,000-square-foot 1920s warehouse from the ground up to tap into the cultural design sensibilities of the Bay Area. We just completed a very complicated special order with Vernon at DWR in Berkeley. He was patient, professional and stood beside us every step of the way. The order, to begin with, was for a unique piece with an overseas furniture manufacturer, so the specifications were crucial. Once we decided what we wanted, Vernon triple checked with us that the order was correct before submitting. However, we had two rounds of issues with the manufacturer.
